<h1>The Sky is the Limit</h1>
<p>When it comes to parking, the sky is the limit for just how high prices can go.  The rules of supply and demand can become a little extreme when you are talking about parking spaces.  Let&#8217;s look at a story that was on NPR this morning about a new project in New York City.  As reported in the article &#8220;<a href="https://www.nytimes.com/2014/09/10/realestate/million-dollar-parking-spot.html?_r=0">Buy Condo, Then Add Parking Spot for $1 Million</a>&#8221;</p>
<blockquote><p>A new development, 42 Crosby Street, is pushing the limits of New York City real estate to new heights with 10 underground parking spots that will cost more per square foot than the apartments being sold upstairs.</p></blockquote>
<p>How does this happen?  Developers are building new projects with fewer parking spaces.  This creates huge demand for limited parking spaces and as monthly parking rental costs rise the value of owning a space increases.  While New York City is certainly the extreme, it only takes one trip downtown to realize just how scarce parking has become.  No one wants to park blocks from their building, especially when winter arrives.  Parking rules that limit parking to 2 hours until a certain hour (often 10 pm) downtown have created a culture in such neighborhoods as Riverfront Park where people set timed reminders for themselves to move their car until the magic hour arrives.  This reminds me of the old Seinfeld episodes where parking spaces on the street were valued like gold.  Remember the episode where George fills in for the gentleman who has a job just moving cars on certain days of the week.  Yep, that is how strongly people work to have a space for their car.</p>
<p>Sure, we have a great and growing light rail system.  Our weather and the attitude of our residents lends itself to more biking, walking, and car sharing.  But that doesn&#8217;t change the fact that we are still a car driving city.  Many of our friends and clients who are couples love living downtown and have learned that with so many restaurants, shops and amenities to enjoy outside their front door they only require a one bedroom space.  The do, however, often require (or at least desire) two parkings spaces.  However, almost all one bedroom condos and many two bedroom sold downtown only allowed one parking space.    So now you have a market where building residents rent parking spaces from other residents or from parking garages downtown. </p>
<p>Or they wait, and wait, and wait, for the rare occurrence when someone offers a parking space for sale.  And when they do come up for sale they can be expensive.</p>
<h1>Glass House and SPIRE Parking Spaces</h1>
<p>Glass House was one of the first to see parking spaces skyrocket.  During initial sales at the Glass House every unit was sold with one parking spot except the penthouses, which had two.  The additional spaces in the building were then offered for sale to anyone who purchased a two bedroom.  No additional spaces were available for one bedroom owners. </p>
<p>Because there were not enough spaces for every two bedroom unit to buy a second space they developer tried to slow down the sale of two bedroom spaces (back in 2006) by doing price increases.  At first additional parking spaces were $15,000.  That lasted almost no time at all before the price was increased to $25,000.  This price didn&#8217;t slow down demand either so prices very quickly were raised to $40,000 which seemed to be the magic number to slow demand.  </p>
<p>SPIRE approached this differently.  They sold the units with NO parking spaces assigned which made it more affordable to get a condo downtown if you could rely on light rail and car sharing.  The sales process at SPIRE focused heavily on reinforcing the fact that light rail and BCycle was across the street and they struck an agreement with Connect by Hertz who located an office in the base of the building.  For many who opted to go parking space free their purchase included some car share or BCycle membership.  </p>
<p>For those who did want a SPIRE parking space the prices ranged from under $10K (for scooter or motorcycle parking spaces) up to $55K.  The cost of the space was based on how low in the garage you wanted to be.  For example, what was considered a premium space on the first level might be $55k but a space at the top might be $25K.  It all depends on how much you value the number of loops you have to do every day for the lifetime of your condo. </p>
<p>But for residents of Glass House or SPIRE (and the many other buildings downtown) there is no developer option.  Now owners have to wait and hope someone offers a parking space for sale.  The Glass House bulletin board is filled with posting from people seeking parking spaces to buy or rent.  </p>
<p>So what is a parking space worth downtown?  We will have to wait until the next one comes up for sale and see.</p>
<p>But at least it won&#8217;t be a million dollars.  At least not this year.  Of course you can rent a space for roughly $150 to $200 a month. <p>Wow, this place is going to crush it! I got a chance to visit Union Station&#8217;s new <a href="https://www.thirstylionpub.com/denver" target="_blank">Thirsty Lion Gastropub and Grill</a> recently for their special &#8220;pre opening&#8221; tasting menu. From what I could tell on my initial visit the Thirsty Lion is going to collect a strong following FAST.</p>
<p>First, lets cover the location. The new <a href="https://www.thirstylionpub.com/denver" target="_blank">Thirsty Lion Gastropub and Grill </a>occupies almost the entire west wing of the new Union Station building adjacent on the corner of Wynkoop and 16th. That puts them front and center to give all the light rail and car optional (you know how we love public transportation) commuters who pass though the new Union Station Hub. And the inside of the Thirsty Lion is a great place to have your post work happy hour. The space is HUGE! There is a large bar that features big screen TV&#8217;s to catch your favorite game. There are large high top community tables all around the bar for folks to sit and gather with friends. And then there are the large low tables and booths that line the outside walls and windows. From any of these tables visitors have a view of the open kitchen or out to the streets of Denver, which I believe will have some great architectural features and fountains to enjoy.</p>
<p>Sunshine lovers don&#8217;t worry, there is a massive outdoor deck that spans the front of the Thirsty Lion so you can sit outside during all our Denver warm seasons.</p>
<p>Okay, so we covered the fact that this is a great spot to grab a beer or bite on your commute. Now let&#8217;s talk about Sports. This location has to be pretty much dead center between Sports Authority Field, Coors Field, and the Pepsi Center. They have a great chance to capture the sports crowd before and after our great games.</p>
<p>Now let&#8217;s talk food. When we were seated and asked for some recommendations the staff (which were awesome) quickly shared a few favorites including their gourmet burgers and sandwiches. During this VIP opening to test the menu each group was giving a different menu with four items to choose from. It was their way to make sure the kitchen got a chance to be tested on the full menu, or to make sure that one item didn&#8217;t get crushed.</p>
<p><a href="https://denverurban.net/wp-content/uploads/2014/04/thirstylion.jpg"><img decoding="async" class="alignright size-medium wp-image-8166" src="https://denverurban.net/wp-content/uploads/2014/04/thirstylion-300x225.jpg" alt="thirstylion" width="300" height="225" srcset="https://denverurban.net/wp-content/uploads/2014/04/thirstylion-300x225.jpg 300w, https://denverurban.net/wp-content/uploads/2014/04/thirstylion.jpg 960w" sizes="(max-width: 300px) 100vw, 300px" /></a>We sampled one of the gourmet burgers, the reuben, and a couple of their 52 beers on tap. Yes, they have an very extensive beer menu to help make sure anyone can find whatever suits their taste. They also have a great list of specialty cocktails in case beer is not your choice.</p>
<p>The food was excellent. The burger was perfectly cooked, the gourmet flavors mixed wonderfully, and the fries were crisp and tasty. We saw several pizzas come flying out (those folks seemed happy) and one Ahi Salad that looked to have some fairly good sized cuts of tuna. For those who want to eat healthy don&#8217;t worry, the menu allows for it.</p>
<p>What can we say, we loved it. We plan to bring a bigger group back this weekend to do exactly what this great location was designed for, to gather with friends, laugh, and catch up.</p>
<p>The new Thirsty Lion Gastropub an Grill in Union Station is well worth a visit, and it&#8217;s just one more reason why living in Downtown just keeps getting better and better. Residents of Riverfront Park, LoHi, LoDo, and Union Station celebrate, your neighborhood just got one more dining amenity for your Denver Urban lifestyle.</p>

<p>With all the new Development occurring int Downtown Denver one building seems to be the favorite.  Riverfront Park&#8217;s Glass House building has been seeing a record number of new listings going under contract in a day or less.  Let&#8217;s talk about just why this building is the destination everyone seems to be talking about.</p>

<li>The New Union Station Neighborhood Project is moving fast right across the pedestrian bridge from Glass House.  This new area has already announced a new hotel, several new restaurants, bars, shops and more. <li>The new King Soopers Grocery Store is opening a new high end store offering at the 20th and Chestnut block.  This new location is rumored to be opening later this year.  How awesome will it be to have a great large scale grocery store within walking distance.</li>
<li>There is talk of a new Whole Foods location coming to the Union Station Neighborhood.  This new grocery addition could complement the King Sooper amenity and make the neighborhood even more desirable for living and as an investment.  <a href="https://denverurban.net/2014/04/05/whole-foods-coming-denver-union-station/">Read more about this here</a>.</li>
<li>The new Union Station Light Rail Hub provides access to not only all the light rail lines throughout Denver but also a direct line out to Denver International Airport.</li>
<li>Imagine if you could go back in time and buy a condo or loft on New York&#8217;s Central Park.  That is the comparison investors and homeowners are sharing about their Glass House purchase.  Directly on the Park Glass House residents enjoy runs, walks, and the sheer pleasure of living on open space in our urban playground.  That is a very special thing.</li>

<li>Developers are not building new high rise buildings.  With current laws governing developer required reserves for high rise buildings the pace of new residential towers has ground to a halt.  Get in while you can, because if the laws were changed (which is currently in discussion) it could take years just to get the first shovel to break ground, plus the time to complete the building.</li>
<li>The Glass House has what most consider to be the BEST amenities of any building in Denver.  Glass House residents enjoy a large pool (which is rare), 8th floor club lounge, outdoor pool deck, fire pit, outdoor grills, media theater room, continental breakfast, 24 hour front desk, and two story modern fitness center with classes.  It is a WONDERFUL lifestyle for the urban resident.</li>

<p>One thing is certain, the Denver Housing Market is HOT!  With a shortage of sellers offering homes for sale Denver buyers are watching as new listings are met with multiple offers and record low days on market.  For our Denver Urban clients we make sure to offer quick information on those great new listings and downtown Denver expertise on how to draft a competitive and smart offer.</p>
<p>But the group that is facing the largest challenge in Denver&#8217;s current housing market it may be those who are seeking Rentals.  Rental rates are skyrocketing.   Every month the cost benefit of owning over renting gets greater and greater.  If you are having the big debate about renting or buying we have 10 points that might change your mind.</p>
<ol>
<li>The money you spend on rent is NOT an investment.  That matters.  It matters a LOT.  What is even scarier is that, according to the Colorado Public Radio article <a title="CPR" href="https://www.cpr.org/news/story/soaring-rents-squeeze-more-denver-families"><em>Soaring rents squeeze more Denver families</em></a>  &#8220;1 in 4 renters in the Denver area are severely rent burdened, meaning more than 50-percent of their income goes towards rent&#8221;.    That is a HUGE percentage to be spent on rent.   So if you didn&#8217;t pay rent does that mean you could take 6 months off to travel the world.  We are just curious.</li>
<li>Rents can go up every year.  Sure, you might be only spending 49% of your income on rent so you aren&#8217;t technically severely rent burdened.  But what happens if this trend continues and your rents go up 5, 10 or even 20%.  Will your income continue to grow as fast.  If you have a FIXED 30 year mortgage in place you can avoid rental rate increase risk.  I&#8217;m sure there is a renter in LoHi who could have bought 5 years ago that really wishes they bought when the could.  I think LoHi rents are much different today than 5 years ago.</li>
<li>Rental rates aren&#8217;t the only thing that continue to increase.  We all know that the housing market is variable.  Housing prices can go up, go down, or stay the same.  The question is, with all the improvements being done throughout Denver what do you expect the market to do.  For many buying today feels more comfortable than trying to guess what that same home might cost in 1,5 or even 10 years.</li>
<li>There can be tax benefits to home ownership.  Your accountant (or accounting buddy) would probably love to explain all the ways home ownership and mortgage interest can help you at the end of the year.  Ask them more about how homeowners get the better deal than renters at Tax time.</li>
<li>Denver is investing in infrastructure and transit.  When you look at the direction a city is going from an urban development standpoint most analysts study infrastructure.  Whooo boy does Denver have a GREAT project underway with the new Union Station Neighborhood and RTD light rail expansion.  Over the next decade our city will be connected via new lines running North, South, East and West.  Not only that, we have a new light rail going in to Denver International Airport.  Add in our trail system, B-Cycle, buses, and many car share systems and we are talking about a major growth spurt that makes Denver an incredible place to live.  If this drives up prices and rents do you want to be a homeowner or a renter.</li>
<li>The city of Denver is building new neighborhoods downtown.  Union Station isn&#8217;t just about light rail, it&#8217;s an entirely new downtown neighborhood with a new hotel, new restaurants, shops, office buildings (for new employees) and more.  14th Street is undergoing it&#8217;s transformation into the new Ambassador street, 16th Street is being evaluated for redevelopment, Sun Valley and the Stadium District may have a HUGE new riverfront development initiative, and so much more.  All of these neighborhoods are great places to enjoy and can contribute to market growth.  If this drives up prices and rents do you want to be a homeowner or a renter.</li>
<li>The developers and apartment operators are investing in Denver.  The new <a title="Denver Business Journal" href="https://www.bizjournals.com/denver/blog/real_deals/2014/02/behind-the-record-setting-cadence.html?page=all">Cadence Union Station apartment building was just purchased for a rumored $70 million</a>.  AMLI is building a new apartment building in Riverfront Park.  Wood Partners is almost done with the new Alta City House Apartment building in Union Station.  And those are just a few of the many, many, many new apartments being built throughout Denver.  These projects are asking for high rents and we are guessing their many analysts behind the scenes are anticipating those rents to continue to rise.  You can&#8217;t fund a project in today&#8217;s capital market without banks asking to see some very very very well researched financials.  If they see rents rising, and rising for a long enough period to pay off a major high rise, we think we&#8217;d rather not be a renter anymore.</li>
<li>Restaurants, shops and a new Union Station Neighborhood King Soopers grocery store are on the way.  Sure, LoHi, Jefferson Park, BallPark, and pretty much every neighborhood in Denver has seen a boom in restaurants over the past five years.  What is so spectacular is that they are doing GREAT and even more are on the way.  The dining scene and the energy of our downtown has changed and is continuing to blossom.  All of these great amenities contribute to the great lifestyle of living in these awesome Denver Urban neighborhoods.  The one complaint we often heard, at least for Riverfront Park, was the lack of a big grocery store.  Guess what everyone, it should be open before the end of the year.  As the neighborhoods continue to improve so does the demand to live there.  You know what that means&#8230;</li>
<li>People are relocating to Denver and our population is booming.  According to the Metro Denver Economic Development Council website &#8220;<span style="color: #993300;">Metro Denver has a population of nearly 2.9 million people, and has a growth rate that has consistently outpaced the national rate every decade since the 1930s. The region grew steadily in the past 10 years. And by 2020, Metro Denver&#8217;s population is anticipated to increase to more than 3.2 million. </span>&#8220;.  Those are a LOT of people who are going to be looking for a new place to live.  You know what that leads to&#8230;</li>

On Wednesday, Crow Holdings Capital Partners announced that is has acquired the historic hotel for an undisclosed amount. This marks just the fourth time in the history of the hotel that ownership has changed hands. Crow Holdings has stated that there are no current plans to change the staffing or branding of the grand hotel.</p>

<p>We are!  Bronco and Seahawks&#8230; forget about it.  There is no way we are going to miss this match up.</p>
<p>The big question is, are you going to attend a home grown Superbowl Party or are you going to visit one of Denver&#8217;s best NFL bars or pubs to watch the game and be a part of the Denver Urban celebration.  If you are going out we recommend you get there EARLY to get one of the better booths, tables, or bar stools.  The early bird gets the worm, but the early Broncos Fan gets the best view of the game while eating wings and nachos.</p>

										<content:encoded><![CDATA[<p>Before the days of planes and automobiles, trains were the hallmark of all that represented modern transportation.  During that time, Union Station was a center piece of Denver society and a popular public gathering place.  As it undergoes its current (re)development into a transportation hub for the Front Range, one hospitality group is seeking to create a new hotel at Union Station &#8211; The Crawford Hotel.  This 112 room hotel will boast more than 20,000 square feet of retail space on its main level.  Doors are scheduled to open on July 11th.  Read about additional details of the hotel construction <a href="https://www.denverpost.com/business/ci_24515079/crawford-hotel-will-put-flesh-old-bones-union" target="_blank">here</a>.</p>

With their newest location on Glenarm, near the 16<sup>th</sup> Street Mall, they have received numerous awards and recognitions, including landing in the Top 10 Best Boutique Coffee Shops across the country, according to Bon Appetit magazine. (The location in Arvada that received this award is no longer owned by Novo Coffee.) They have since relocated and revamped their vision to include Friday cupping classes, subscriptions to your favorite coffees and tours of the roasting facility on Larimer.</p>
<p>According to their website, the Larimer location <b>“…is where our Friday cuppings take place and is where you can find our staff counting beans, conducting trainings and of course, watch the green beans we buy be roasted to perfection! And sometimes&#8230;spontaneous games of table tennis transpire here!”</b> As they continue to grow and share their delicious passion for sourcing unique coffees from around the world, be sure you try out all that they have to offer. You might learn a thing or two about the meticulous process behind the very drink you hold in your hand.</p>

<p>The first thing they shared is &#8220;We are on the parade route so it gets PRETTY CRAZY (and that&#8217;s a quote).  Located in LoDo with a great parade view The Celtic Tavern is a great spot to watch the festivities.  They plan to open at 8 am on Saturday (instead of 11) and will have a limited Irish Menu (it is about the drinks after all), Live Music, Dancers, and more.  </p>
<h3>Dougherty&#8217;s Restaurant and Pub &#8211; Baker</h3>
<p>When I called Dougherty&#8217;s the enthusiastic woman I spoke with said &#8220;Oh we have a LOT going on&#8221;.  And they do.  Dougherty&#8217;s is doing a huge block party and they have the block closed off from Broadway to Lincoln on Ellsworth and they will be filling the street with beer tents, whiskey tents, Irish food, live bands, Irish Step Dancers, Pipers, and more.  Sounds good to us.  Open Saturday and Sunday from 10 am to 2 am.</p>
