New Development Driving Glass House

With all the new Development occurring int Downtown Denver one building seems to be the favorite. Riverfront Park’s Glass House building has been seeing a record number of new listings going under contract in a day or less. Let’s talk about just why this building is the destination everyone seems to be talking about.

The New Union Station Neighborhood Project is moving fast right across the pedestrian bridge from Glass House. This new area has already announced a new hotel, several new restaurants, bars, shops and more. New restaurants include Zoe Ma Ma and two national restaurants expanding into Denver, the PROTEIN BARR and The Thirsty Lion Pub. These two new restaurants plan to open April 29.

The New Union Station Hotel Project developers have announced they will have several new eateries including Milkbox Ice Creamery brought to us by the folks at Little Man Ice Cream, Pigtrain Coffee brought to us by the folks at Novo Coffee, Eatmore Burgers and Brats, Fresh Exchange Restaurant, and two new bars called the Terminal Bar and the Cooper Lounge. The Terminal Bar is expected to be a beer lover’s destination with more than 30 brews on tap. With many, many more blocks and businesses available for growth just imagine what else will arrive.

The new King Soopers Grocery Store is opening a new high end store offering at the 20th and Chestnut block. This new location is rumored to be opening later this year. How awesome will it be to have a great large scale grocery store within walking distance.

There is talk of a new Whole Foods location coming to the Union Station Neighborhood. This new grocery addition could complement the King Sooper amenity and make the neighborhood even more desirable for living and as an investment. Read more about this here.

The new Union Station Light Rail Hub provides access to not only all the light rail lines throughout Denver but also a direct line out to Denver International Airport.

Imagine if you could go back in time and buy a condo or loft on New York’s Central Park. That is the comparison investors and homeowners are sharing about their Glass House purchase. Directly on the Park Glass House residents enjoy runs, walks, and the sheer pleasure of living on open space in our urban playground. That is a very special thing.

Union Station Neighborhood, LoHi, Jefferson Park, LoDo, and Ball Park wrap around Riverfront Park allowing Glass House residents easy access to all the great dining, shopping, events and more that these neighborhoods offer.

Riverfront Park is a culinary center of the Denver landscape with Zengo, La Biblioteca, McLoughlins, Sushi Sasa, Colt and Grey, Denver Beer Company, Brother Bar, St. Ellie, and footsteps away. Zengo even offers delivery to the Glass House, it’s next door neighbor.

Riverfront Park offers the Glass House, and all of the buildings in the neighborhood a dedicated Master HOA with full security staffed by off duty police officers and a team to keep the neighborhood clean and filled with plants, flowers, even holiday decorations. Most people don’t know that one of the founding principles for Riverfront Park was to establish a community where residents had cleanliness and safety as primary values.

Developers are not building new high rise buildings. With current laws governing developer required reserves for high rise buildings the pace of new residential towers has ground to a halt. Get in while you can, because if the laws were changed (which is currently in discussion) it could take years just to get the first shovel to break ground, plus the time to complete the building.

The Glass House has what most consider to be the BEST amenities of any building in Denver. Glass House residents enjoy a large pool (which is rare), 8th floor club lounge, outdoor pool deck, fire pit, outdoor grills, media theater room, continental breakfast, 24 hour front desk, and two story modern fitness center with classes. It is a WONDERFUL lifestyle for the urban resident.

With the wave of new development adding to the many reasons why this location is the heart of Denver it is now wonder that Glass House condos and residences are moving quickly.

Glass House Expertise

Our team of Denver Urban experts knows the Glass House building inside and out. There are many things to consider in comparing the various residences. Some units offer incredible views, either of the city or the mountains, or both. Some floor plans take the best advantage of square footage. For current Glass House owners we help them understand what their residence is worth on the current market. For Glass House buyers our team help you get the first opportunity to make an offer and provide the knowledge to build the most appropriate offer. There are so many factors to consider in Denver’s star building. We keep all our Glass House clients updated on exactly what is happening today and what future plans are occurring in this area that they should factor in.

April 8th – 11th 2014

Beer lovers unite, for this week the conference that brings craft brewers from across the nation (and the world) takes place at our own Denver convention center. I had an opportunity to attend last night as a guest of a a friend who makes custom taps. That’s right, they hand craft those beautiful taps that you see at all your local brew pubs. Not a bad job.

The conference this week brings together Craft Brewers from across the world and all those supporting industries that support them. There will be label makers, bottlers, ingredient providers, marketers, tap makers and more.

We wanted to make sure to share this because Denver is a thriving city full of those who dream of opening their own craft brewery, and those who already have. Denver has so many great reason to open a craft brewery. Our commercial rents are so reasonable, at least in comparison to cities like Chicago, Boston, New York and others. Plus with the expected population growth here in Denver combined with our fun loving adventurous spirit it seems the market receives new brew pubs with open arms. with all the new apartments, condos, lofts being built in LoHi, Union Station, Jefferson Park, and more there are more than enough choices for great blossoming neighborhoods to select as your starting point. If you have questions about these neighborhoods for your own business plan feel free to contact anyone on the Denver Urban team.

So if you ever thought about, dreamed about, or plan to open your own Craft Brewery we wanted to share the info on this great event.

And Denverites love our beer. Just look at the successful and thriving craft brewers who have blossomed in our city.

One thing is certain, the Denver Housing Market is HOT! With a shortage of sellers offering homes for sale Denver buyers are watching as new listings are met with multiple offers and record low days on market. For our Denver Urban clients we make sure to offer quick information on those great new listings and downtown Denver expertise on how to draft a competitive and smart offer.

But the group that is facing the largest challenge in Denver’s current housing market it may be those who are seeking Rentals. Rental rates are skyrocketing. Every month the cost benefit of owning over renting gets greater and greater. If you are having the big debate about renting or buying we have 10 points that might change your mind.

The money you spend on rent is NOT an investment. That matters. It matters a LOT. What is even scarier is that, according to the Colorado Public Radio article Soaring rents squeeze more Denver families “1 in 4 renters in the Denver area are severely rent burdened, meaning more than 50-percent of their income goes towards rent”. That is a HUGE percentage to be spent on rent. So if you didn’t pay rent does that mean you could take 6 months off to travel the world. We are just curious.

Rents can go up every year. Sure, you might be only spending 49% of your income on rent so you aren’t technically severely rent burdened. But what happens if this trend continues and your rents go up 5, 10 or even 20%. Will your income continue to grow as fast. If you have a FIXED 30 year mortgage in place you can avoid rental rate increase risk. I’m sure there is a renter in LoHi who could have bought 5 years ago that really wishes they bought when the could. I think LoHi rents are much different today than 5 years ago.

Rental rates aren’t the only thing that continue to increase. We all know that the housing market is variable. Housing prices can go up, go down, or stay the same. The question is, with all the improvements being done throughout Denver what do you expect the market to do. For many buying today feels more comfortable than trying to guess what that same home might cost in 1,5 or even 10 years.

There can be tax benefits to home ownership. Your accountant (or accounting buddy) would probably love to explain all the ways home ownership and mortgage interest can help you at the end of the year. Ask them more about how homeowners get the better deal than renters at Tax time.

Denver is investing in infrastructure and transit. When you look at the direction a city is going from an urban development standpoint most analysts study infrastructure. Whooo boy does Denver have a GREAT project underway with the new Union Station Neighborhood and RTD light rail expansion. Over the next decade our city will be connected via new lines running North, South, East and West. Not only that, we have a new light rail going in to Denver International Airport. Add in our trail system, B-Cycle, buses, and many car share systems and we are talking about a major growth spurt that makes Denver an incredible place to live. If this drives up prices and rents do you want to be a homeowner or a renter.

The city of Denver is building new neighborhoods downtown. Union Station isn’t just about light rail, it’s an entirely new downtown neighborhood with a new hotel, new restaurants, shops, office buildings (for new employees) and more. 14th Street is undergoing it’s transformation into the new Ambassador street, 16th Street is being evaluated for redevelopment, Sun Valley and the Stadium District may have a HUGE new riverfront development initiative, and so much more. All of these neighborhoods are great places to enjoy and can contribute to market growth. If this drives up prices and rents do you want to be a homeowner or a renter.

The developers and apartment operators are investing in Denver. The new Cadence Union Station apartment building was just purchased for a rumored $70 million. AMLI is building a new apartment building in Riverfront Park. Wood Partners is almost done with the new Alta City House Apartment building in Union Station. And those are just a few of the many, many, many new apartments being built throughout Denver. These projects are asking for high rents and we are guessing their many analysts behind the scenes are anticipating those rents to continue to rise. You can’t fund a project in today’s capital market without banks asking to see some very very very well researched financials. If they see rents rising, and rising for a long enough period to pay off a major high rise, we think we’d rather not be a renter anymore.

Restaurants, shops and a new Union Station Neighborhood King Soopers grocery store are on the way. Sure, LoHi, Jefferson Park, BallPark, and pretty much every neighborhood in Denver has seen a boom in restaurants over the past five years. What is so spectacular is that they are doing GREAT and even more are on the way. The dining scene and the energy of our downtown has changed and is continuing to blossom. All of these great amenities contribute to the great lifestyle of living in these awesome Denver Urban neighborhoods. The one complaint we often heard, at least for Riverfront Park, was the lack of a big grocery store. Guess what everyone, it should be open before the end of the year. As the neighborhoods continue to improve so does the demand to live there. You know what that means…

People are relocating to Denver and our population is booming. According to the Metro Denver Economic Development Council website “Metro Denver has a population of nearly 2.9 million people, and has a growth rate that has consistently outpaced the national rate every decade since the 1930s. The region grew steadily in the past 10 years. And by 2020, Metro Denver’s population is anticipated to increase to more than 3.2 million. “. Those are a LOT of people who are going to be looking for a new place to live. You know what that leads to…

Not sure where you are going to live in 10 years. Remember that you can always look investment options for your home even if you don’t live here. Maybe you will want to sell the property or maybe you can have a starter investment property. Contact one of our Denver Urban investment specialists to ask questions about how rising rental rates might benefit you as a part of your long term strategy.

And of course one of the best reasons to own a home is that it is yours to enjoy. Contact us today and learn how you can become a Denver homeowner and stop paying rent.

Oh Denver, we love you so.

It is easy to forget just how wonderful our city is. That is, unless you sit down next to someone who can’t stop raving about it. On a recent excursion to Jax downtown, one of Denver’s ultimate Oyster hangouts, I met some great transplants who had recently moved from Boston.

The first compliment I picked upwas that they were from Boston and loving their meal at Jax. East Coasters know their seafood. Some of my dear friends are from the East Coast and I can assure you they can be very particular (and rightly so) about defining what qualifies as good seafood. I was absolutely thrilled when they shared their wonder and delight in finding that one of the most land locked cities in the country had such great seafood. I asked if they were Sushi lovers, they were, and thus I shared my own love for Sushi Sasa.

Needless to say they were thrilled and put the Sasa experience on their next to do list.

Mr. and Mrs. Boston were in their early 30’s and had their own independent business, one that they could do from anywhere in the country. Their reason for relocation was simple.

Denver had more opportunity and price attractive real estate than any other city in the nation. With a sparkle in their eyes they shared the great love affair they had with Denver. We all know how expensive the big cities can be. They shared how they were living like sardines in their previous city for far far FAR more cost per month. For what they were paying in Boston they could have (and do have) a huge spacious downtown Denver loft.

Even more important, at least for their transition to Denver, Commercial real estate spaces in the downtown are so much more attractive. For small business owners, entrepreneurs, and growing companies the Denver market offers more than a great place to live, it offers a great place to kick start a company. And the positive energy of our city again helps in providing affordable rents for these companies to recruit new talented employees.

Coming from a bigger city they also shared something we already knew… our secret is out. They said that Denver is the talk of the nation, at least in terms of relocation. Everyone knows about our 300 plus days of sunshine, the great new transportation developments making our city car optional, and the completely amazing energy of all the new restaurants, bistros, pubs and more that are opening in and around Denver.

The also believe the change over the next 5 years is going to significant. All those people who know how great living and working in Downtown Denver is will be driving demand. How much will the Denver Urban world change in terms of pricing and availability over the next few years. Riverfront Park and Union Station Neighborhood are within a year of having the new King Sooper grocery store open AND the new rumor is that a second grocery store is planning to come in as a rival. That rumor is circling around the words “Whole Foods”. If that rumor is true then we say WOW! If that rumor isn’t true there is still a huge WOW factor as the downtown gets a huge new grocery later this year.

Don’t forget that Denver’s historic Union Station train terminal will open on July 12, 2014. This new project will include eight new restaurants, a branch of Denver’s Tattered Cover Bookstore, a Little Man ventured ice cream shop, a cocktail lounge and beer garden, retail stores and an independent hotel. And that is just the Union Station building. What will be on the other city blocks waiting to be built?

The words of these new arrivals to Denver rings true. Denver does get better every day, day after day.

Driving through LoHi and Northwest last night it was simply amazing to see the energy everywhere. Old Major, Linger, LoHi Steak Bar were packed with happy Denverites enjoying meals and laughter with friends. I had just departed Ernies (44th and Federal) with our pizza to go for a relaxing movie night in and was thinking how full fun and festive Ernies had been. I paused and glanced in every spot I passed on my way back and it was the same fun and vibrant environment everywhere I looked.

I think if we just pause to look around we can see what other cities see…. the best place to live (and start a business) in the nation. For those searching for a new downtown Denver home or condo timing can be so important. Today’s market is challenging, it is part of the reason the Denver Urban team specializes in being the BEST at the Downtown Denver market. When everyone realizes how wonderful a market is the homes in that market, especially the great ones, tend to move fast.

Prices continue to be on the move and knowing how to make the BEST offer while making it a SMART offer is the key to getting your dream home under contract. That is what the Denver Urban team does for our clients. Whether you are seeking the high rise lifestyle of a condo in the Glass House in Riverfront Park or a historic Denver Square Bungalow in LoHi our team is available to find the property to match your goals and budget.
It’s official Denver, Dunkin Donuts has FINALLY opened their first Denver location. This morning at 5 am the doors of a new Dunkin Donuts Broadway Location at 366 Broadway. The lines stretched out the door and outside into the parking lot while cars lined up down Broadway to take part in this Grand Opening Event.

Who else came out for the biggest opening in the world of coffee and donuts for Denver… why none other than the mascots of the various Denver sports teams.

Being the first to visit Denver’s newest Dunkin Donuts has it’s perks too. As part of the Dunkin Donuts invasion of Denver they are offering free medium-sized hot or iced coffee (one per customer) and 99-cent medium lattes through September 29. That’s right folks… for a limited time your Dunkin Donuts Coffee is FREE. The last day for your free coffee just happens to be National Coffee Day. For those who went at 5 am the first 100 guests to visit received $10 Dunkin’ Donuts cards.

5 am is just a little too early for us… but here is what the lines looked like at 8 am. Yep, I think Dunkin is going to be popular here in Denver.

Denver is booming folks, and this is not the only Dunkin Donuts coming to Denver. Dunkin Donuts opened a new location at the Airport today too and Denver mayor Michael Hancock will be the first customer at that store. Their ribbon cutting ceremony will take place 15 minutes after the opening at Broadway.

What happens next… the third Denver Dunkin Donuts will be opening up near Sloan’s Lake in the Jefferson Park neighborhood (and pretty much the edge of Lohi). If you live in this Northwest Denver area of town your opening is just around the corner.

If you haven’t been paying attention to the growth and expansion of our great city, it is clear everyone else is. From a new Trader Joes to Dunkin Donuts to whatever goes into Union Station… we have nothing but stories about growth.

Living Downtown is simply amazing. We have light rail, public parks, restaurants, bistros, B-Cycle and now DUNKIN DONUTS.

Everyone told us we had to try Sassafras. They raved about the breakfast… from the delicious Chicken Fried Eggs to the Duck Fat Sausage Gravy and Biscuits.

When it comes to breakfast you don’t need to twist our arm. We put it on the list and finally got a chance to check it out.

Sassafras American Eatery is located on the edge of LoHi in what might be more appropriately classified as Jefferson Park. It is just down the street from the Safeway on Federal and 26th in the Historic William J. Dunwoody House dating back to 1889.

The house is beautiful with warmth blanketing you when you walk in the door. Hardwood floors, rustic tables, and plenty of sunny windows filled with some of the original stained glass. The smell of coffee and bacon (you know that smell, the one that makes you start drooling) fills the restaurant.

Sassafras, in my opinion, is about comfort food. They are serving up the delicious breakfast items that make remind you that people once ate breakfast without counting calories. The do have a bit of southern flair in their menu items such as their starter menu of Elvis Beignets, Biscuits and Gravies (no misspelling there) and Fried Green tomatoes.

We had a group of four so we chose the biscuits and gravies and the beignets to kick us off. Delicious, although our Beignets might have been in the oven a bit too long. We might have noticed if we hadn’t all dived on them the minute they came out.

We sampled two of the Biscuit gravies.. with the Duck Gravy being by FAR the best. Someone had the deep south benedict, another the traditional eggs and bacon… but two of us (myself included) got what I consider (and our table considered) the best breakfast item of all. And the winner is…

EGGS SARDOU (pictured above)
Roasted Garlic Grit Cake, Creamed Spinach and Artichoke, Cornmeal crusted fried Oysters, Sassafras smoked Bacon, Fresno Chili Hollandaise $12.

Yum.

So how does Sassafras add up. The food is great, the atmosphere is awesome, the coffee is rock star and the staff are super duper friendly for a perfect score.

Just be careful about going on the weekends… there can be quite the line. And with good reason.
