We Live in a Sellers Market

High season is here for real estate markets which means you, have to be on your A-game when looking to buy a house. Prices of houses keep rising due to demand but that shouldn’t scare you away from looking to buy. There is no end in sight to increasing home values and most people continue to be very bullish on this onward growth. Plus with the help of a good real estate agent like the team we have at New Era, you can always find the house of your dreams in your price range. Houses in Denver are also selling much faster. If you have ever been to an open house you may have noticed how many buyers now come with cash and there can be as many as 15 offers in the first two hours of showing the house, this is just the reality of the market we currently live in. Denver is ranked number 4 in the department of houses selling faster too, with houses staying on the market an average of 37 days. All of this information may be a bit daunting when first deciding to look for your next home, but that is why we would recommend you hire a realtor to take some of the stress off of your shoulders.

DENVER COMIC CON 2015 TICKETS will go on sale FRIDAY, OCTOBER 17TH @ 12 NOON MDT

Denver Comic Con 2015 will be May 22 – 25, 2015 (Friday, May 22 – Launch Night)
Colorado Convention Center
700 14th Street, Denver, Colorado 80202

Just in case you didn’t have enough fun filled events to put in your calendar, there is one more event that requires you to pay attention this week. It’s not the Denver Haunted Houses you should be visiting, it’s not the Denver Zombie Crawl that you definitely should be at on Saturday, and it’s not the Denver Broncos games that feature our rock star team.

No people, it’s the ticket sales for the upcoming Denver Comic Con.

Sure, San Diego is THE Comic Con that everyone talks about. I’ve been, and it is amazing. But it is also far away, over crowded, and has lines that wrap around for miles in order to hear any speaker.

Denver’s Comic Con, however, is still fun, and enjoyable, and stress free. Plus you don’t have to travel or spend way too much on an out of state hotel room. This event just keeps growing and getting better every year, and this year is expected to be the best ever.

So don’t miss out and make sure to be available this Friday at noon to get your tickets because they are sure to go FAST.

Market is Getting Tougher

The Metro area market continues to make it more challenging to buy or rent a property. Many renters we speak with tell the same story. As soon as any available rentals come on the market they are snapped up. The feeding frenzy to live in and around all the great developments such as Union Station Neighborhood, Riverfront Park, LoHi and Lodo is not slowing down, it’s speeding up. Even the new inventory coming online doesn’t seem to be helping.

In this month’s Denver Post Article “Metro Denver’s tight housing market puts a squeeze on rentals” the author highlights one possible cause for this.

Exacerbating the tight inventory is metro Denver’s ongoing popularity with young adults from other states. More people are also moving out on their own as the economy improves and unemployment drops.

That makes sense. With the improvements to the economy those who wanted to relocate are finally able to. Denver has a GREAT reputation for jobs, affordable cost of living, weather, activities, and more. With all those transplants taking up inventory the new housing just can’t be built fast enough.

And that trend is not likely to change anytime soon. Our downtown continues to evolve and draw in more folks and that may keep the flow of new residents moving into downtown on the rise.

So we are finding more and more renters are realizing that they can buy a new home more affordably (and with less of a feeding frenzy) than renting. Sure, the housing market to purchase is moving quickly too, but with the team at DenverUrban at your side we help make sure you can find something that fits your budget and your lifestyle.

Homeowners have an advantage over renters, they know what their costs are. As rents continue to grow today is a great time to ask the question about whether it makes more sense to own. Contact DenverUrban.com today and learn more.

Don’t forget the Transit

Sure, we keep talking about all the great restaurants opening up in the New Denver Union Station terminal. But the real heart of Union Station is the transit.

Denver Union Station is the hub for the entire Light Rail System. From this central location at the Newly renovated Terminal and the awesome Union Station Neighborhood being developed Denver residents can travel throughout our city. One of the most exciting elements of our rail system is the new East Corridor access line underway that will carry travelers to and from Denver International Airport.

The DIA line is the one I am most excited about. Once that is open the days of guessing how much time it will take to get to the airport, dealing with traffic (which gets worse every year), parking, parking fees, and all those annoying commuting elements will be replaced by a train timetable and the ability to sit and relax on the train.

The benefits of our new transit hub at Denver Union Station don’t stop with the light rail. Denver Union Station is also the hub of national rail lines and local shuttle and bus transportation options. This morning when taking some photos inside the new terminal I checked to see where today’s travelers might be going.

Two options were taking off today out of Union Station via the Amtrak schedule. The first was the California Zephyr that begins in Chicago before arriving in Denver and then continues on to Glenwood Springs and finishes in Emeryville (San Francisco). Today’s train was Westbound.

The other scheduled trip was a bus departing for Vail. That means there IS a way to get up to at least one of our amazing ski resorts without driving. I’m hoping the list of options keeps growing.

Most of us are already familiar with the local 16th street shuttle and a new shuttle line along 18th is being added.

As more and more transit continues to grow, as the RTD lines are extended, and as national Rail continues to evolve the location at Union Station is bound to become an even more attractive amenity for downtown residents.

And as you can see from the images below, the new terminal is AMAZING and offers great restaurants for dining, bars for celebrating, and hotels for guest to stay and enjoy our downtown.

Who else is excited to consider the new Denver Union Station and the light rail to DIA as the the first stop on their vacation?

Wouldn’t it be great if there was a page where you could look at the Per Square Foot of every neighborhood and get an idea of where the best values might be?

There is! Denver Urban has been storing years of per square foot information on all our great neighborhoods. Visit our Denver Neighborhood Per Square Foot page to see where we stand today and click into any neighborhood to view the historical data.

And guess what, we also track historical data for all of our buildings too. If you are curious how prices have changed over the past few years for the Glass House, SPIRE, One Lincoln or any of the Denver Condo Buildings you can find it on their individual building page (look for the chart icon). Visit a list of all buildings here.

We hope you enjoy this valuable tool. These are just a few of the amazing features the Denver Urban team has put in place to help you with your Real Estate Search. You’ll notice our neighborhoods are organized in more detail than other sites. Our experience working with ourDenver clients and friends and listening to how they wanted to search led us to develop the most user friendly search tools for Denver. You can see information using the neighborhood names and borders you are familiar with. That is why we have a search just for LoHi, Riverfront Park, Jefferson Park, and every distinct building.

The Denver PSF report is real time, so make sure to bookmark it and come back frequently. We have sooooo much data going back on our neighborhoods and buildings that our web team is rebuilding the chart pages to handle the data. Soon, you will be able to see price trends going back years, not months. But for now you can see the trends from this year. For example:

Get ready for Summer Music Magic Denver, as the Denver Botanic Gardens just released their 2014 Summer Concert Series Schedule.

First, for our clients and friends who haven’t been before we have to share why we LOVE going to the Denver Botanic Gardens Concert Series. The venue is, as the name implies, the beautiful Denver Botanic Gardens. The stage is a small intimate setting with banking hills that quickly (and I do mean quickly, more on that later) fill with happy Denver Urbanites eating, sipping beverages, and relaxing on soft blankets or low (For the benefit of all very LOW) yard chairs.

It is SO MUCH FUN! Even the seats in the back row are so close you can see every expression and heartfelt emotion on the artists face. Every year the Denver Botanic Gardens team does an incredible job lining up a showcase of talented musicians. 2014 looks to be an epic year.

The 2014 Denver Botanic Gardens Concert Lineup

Tuesday June 24th: Mark Cohn and Mavis Staples

Wednesday June 25th: Natalie Cole

Thursday July 10th: Joan Baez

Sunday July 27th: Steep Canyon Rangers and Head for the Hills

Monday July 28th: Jimmy Cliff

Friday August 1st: Barenaked Ladies

Monday August 11th: B.B. King

Tuesday August 12th: Joh Hiatt & The Combo and the Taj Mahal Trio

Wednesday August 13th: Sheryl Crow

Tuesday August 19th: The Gipsy Kings

Wednesday September 3rd: Martin Sexton

Saturday September 6th: St. Vincent

Denver Botanic Garden Tips

There are, of course a few tips I can share with you if it is your first Denver Botanic Event…

Become a member! The tickets go fast and members get an early opportunity for tickets. See the 2014 Denver Botanic Garden Purchase by Level Schedule here.

Become a member! Because even without the concert series the gardens are amazing to visit year round

Go EARLY and get in line. I personally hate that some people race through the gate, it tends to go against the whole zen garden experience we all hope to enjoy. There are more than enough good seats to go around (which is why tickets are limited). Still, don’t wait until the last minute either because it is nice to get a spot you will enjoy.

Be courteous of your fellow concert goers. Don’t take a HUGE blanket with enough space to do Vinyasa Yoga, host a buffet line, and then take a nap. Take only the space you truly need and work with everyone to make it a relaxed and friendly event.

Don’t even try to take a video, photo or audio recording of the event. It is prohibited, and why spend your time looking through a lens. Enjoy the moment.

Make a feast. We have so much fun planning our menu and sharing with friends. Sometimes you even make new friends and do some sharing, so bring extra. Plus I’m a foodie, this is a chance to share my love of food.

Bring wine stands and plastic glasses. People don’t think about it until they get to the show but you are probably going to be on an incline. Take those wine holders that slip into the ground to keep your wine glasses secure and please enjoy the freedom of NOT worrying about broken glass. Get a wine bottle sleeve to play it safe if you take in a bottle (or two).

Bring a blanket and perhaps a tarp in case the grass is wet.

Clean up after yourself and don’t forget to bring a trash bag so you can collect items as you go. Ditto for some paper towels and maybe some sanitary wipes.

If you are sensitive to the sun cover up with clothing and a hat please. Nothing is worse than having a spot and then the person in front of you tries to put up an umbrella in your view. There are better ways to cover up that will be courteous to your fellow concert goers.

Wear sunscreen.

Plan for a rain shower with a poncho or some other choices to keep your dry if mother nature throws a curve ball

Remember to do unto others as you would like others to do unto you

Have fun and enjoy the beauty of living in Denver.

Visit https://concerts.botanicgardens.org/ for the above site and concert information.

Denver based Continuum Partners is proposing a $500 million mixed use community that will place more of an emphasis on housing than on large retail. A previous development plan that wanted to place a Walmart on the 26 acre site was vigorously opposed by the community. The reviews of Continuum’s plans thus far are favorable. Continuum was also responsible for the Belmar development in Lakewood on the site of the former Villa Italia Mall.

The routes which will begin in June include service to Idaho Falls, Idaho; Sioux City, Iowa; Bakersfield, Calif.; and Missoula, Montana. The carrier hopes to give United some competition by siphoning off a few business travelers as well as targeting people in the market for leisure travel. Frontier continues to find success in connecting people in the Denver area to destinations in smaller markets that have otherwise been cost prohibitive for average travelers.
