Everyone keeps talking about mountain views, sunshine, and an “active lifestyle,” but nobody warns you about the real problems. The kind of problems that slowly creep into your daily life until suddenly you’re hiking before work and arguing about the best green chile in town.</p>
<p data-start="402" data-end="511">For the sake of public service, here are seven very serious reasons you should absolutely not move to Denver.</p>
<h2 data-section-id="ewo4tl" data-start="513" data-end="567">1. The Mountains Will Ruin Every Other View for You</h2>
<p data-start="569" data-end="693">At first, the mountains seem cool. You drive around, glance west, and think, “Wow, those are nice.” But give it a few weeks.</p>
<p data-start="695" data-end="933">Pretty soon you’re judging every skyline you see anywhere else in the country. Flat horizons start to feel suspicious. Visiting relatives in the Midwest? You catch yourself staring out the window thinking, “Wait… where are the mountains?”</p>
<p data-start="935" data-end="1163">I remember flying back from a trip to Florida once. As the plane descended and the Rockies appeared, half the passengers leaned toward the windows like kids at an aquarium. Someone behind me actually whispered, “There they are.”</p>
<p data-start="1165" data-end="1250">Now imagine living with that every day. Dangerous levels of scenic beauty. Hard pass.</p>
<h2 data-section-id="694eft" data-start="1252" data-end="1290">2. The Weather Is Suspiciously Nice</h2>
<p data-start="1292" data-end="1409">Denver has around 300 days of sunshine a year. Which sounds great until you realize what that does to your lifestyle.</p>
<p data-start="1411" data-end="1565">You wake up on a random Tuesday in February expecting gloom. Instead, the sky is bright blue and it&#8217;s 55 degrees. Suddenly you feel guilty staying inside.</p>
<p data-start="1567" data-end="1784">One time I planned an entire Saturday around doing nothing. Coffee, couch, maybe a movie. But the sun came out and ruined everything. I ended up walking around Wash Park for two hours like some kind of healthy person.</p>
<p data-start="1786" data-end="1985">Even the snow refuses to stick around properly. It dumps a foot overnight, everyone freaks out, and by the afternoon the sun melts half of it. Your dramatic winter day becomes a slushy inconvenience.</p>
<p data-start="1987" data-end="2084">If you enjoy complaining about bad weather for months at a time, Denver is not the place for you.</p>
<h2 data-section-id="1cfib4u" data-start="2086" data-end="2131">3. You Might Accidentally Become Outdoorsy</h2>
<p data-start="2133" data-end="2193">Moving to Denver can trigger unexpected personality changes.</p>
<p data-start="2195" data-end="2342">Maybe you start out normal. You like a casual walk. Nothing extreme. Then a coworker says something like, “You should try a short hike. It&#8217;s easy.”</p>
<p data-start="2344" data-end="2478">Next thing you know you&#8217;re Googling trail conditions, buying a hydration pack, and discussing elevation gain like it actually matters.</p>
<p data-start="2480" data-end="2667">I once watched a friend move here from Chicago. Within six months he owned hiking poles, a roof rack, and three different types of trail snacks. He now uses phrases like “sunrise summit.”</p>
<p data-start="2669" data-end="2710">This can happen to anyone. Stay vigilant.</p>
<h2 data-section-id="1xs0t96" data-start="2712" data-end="2766">4. Your Dog Will Have a Better Social Life Than You</h2>
<p data-start="2768" data-end="2822">Denver might be the most dog-obsessed city in America.</p>
<p data-start="2824" data-end="2951">Every park is full of dogs. Every patio has dogs. Some offices have dogs wandering around like they pay rent. It’s normal here.</p>
<p data-start="2953" data-end="3099">I once met someone’s golden retriever before I met the person. The dog had a name tag, a bandana, and what looked like a better haircut than mine.</p>
<p data-start="3101" data-end="3248">Dog parks are basically social clubs. People stand around discussing hiking trails while their dogs sprint in chaotic circles like furry tornadoes.</p>
<p data-start="3250" data-end="3445">And heaven help you if your dog is particularly friendly. You will spend half your day making small talk with strangers because your dog decided everyone within 100 feet is their new best friend.</p>
<p data-start="3447" data-end="3531">Honestly, I’m pretty sure my neighbor’s lab has more friends in this city than I do.</p>
<h2 data-section-id="1wz8ngv" data-start="3533" data-end="3589">5. You Will Develop Strong Opinions About Green Chile</h2>
<p data-start="3591" data-end="3702">Before moving to Denver, green chile is just a food topping. After moving here, it becomes a personality trait.</p>
<p data-start="3704" data-end="3948">People have intense loyalty to their favorite spots. One restaurant’s green chile is “perfectly balanced.” Another one is “too thick.” Someone else insists the best version is served in a place that looks like it hasn’t been updated since 1987.</p>
<p data-start="3950" data-end="4196">I once made the mistake of asking a group of locals where the best green chile was. The conversation turned into a 30 minute debate that included maps, hand gestures, and at least one person claiming their grandma made the only authentic version.</p>
<p data-start="4198" data-end="4308">By the end of it I still didn’t know the answer, but I had six restaurant recommendations and a mild headache.</p>
<p data-start="4310" data-end="4390">If you’re not ready for spicy culinary arguments, Denver might not be your city.</p>
<h2 data-section-id="rnrly9" data-start="4392" data-end="4426">6. Everyone Is Weirdly Friendly</h2>
<p data-start="4428" data-end="4540">You know that thing in big cities where nobody makes eye contact and everyone pretends other humans don’t exist?</p>
<p data-start="4542" data-end="4583">Yeah, that doesn’t really work in Denver.</p>
<p data-start="4585" data-end="4742">People smile at you on the sidewalk. They say hello on hiking trails. Cashiers ask what you’re doing this weekend and actually seem interested in the answer.</p>
<p data-start="4744" data-end="4915">The first time it happened to me I thought the guy was trying to sell me something. Nope. He just wanted to talk about the weather and recommend a breakfast burrito place.</p>
<p data-start="4917" data-end="4990">Even drivers sometimes let you merge in traffic. I know. It’s unsettling.</p>
<p data-start="4992" data-end="5183">After a while you start doing it too. One day you catch yourself chatting with a stranger about ski conditions in a grocery store line. That’s when you realize the transformation is complete.</p>
<h2 data-section-id="8elrck" data-start="5185" data-end="5230">7. Leaving Denver Becomes the Real Problem</h2>
<p data-start="5232" data-end="5287">Here’s the biggest reason you shouldn’t move to Denver.</p>
<p data-start="5289" data-end="5348">Once you’re here for a while, it gets really hard to leave.</p>
<p data-start="5350" data-end="5555">Maybe it’s the mountains glowing pink at sunset. Maybe it’s the random Tuesday patio lunches in October. Maybe it’s the fact that you can go from downtown coffee shops to alpine lakes in a couple of hours.</p>
<p data-start="5557" data-end="5608">Whatever it is, the place kind of sneaks up on you.</p>
<p data-start="5610" data-end="5750">I know several people who moved here “for a year.” That was a decade ago. They’re still here, still hiking, still arguing about green chile.</p>
<p data-start="5752" data-end="5863">So if you’re considering moving to Denver, just be careful. Because the real risk isn’t that you won’t like it.</p>
<p data-start="5865" data-end="5896" data-is-last-node="" data-is-only-node="">The real risk is that you will.</p>
<h3><strong>Bonus reasons NOT to move to Denver:</strong></h3>
<ul>
<li>We have only one of the best football team in the country. (Probably best for you to move to Seattle?)</li>
<li>Being one of the happiest cities in the country gets truly annoying.</li>
<li>Lazy folks get easily irritated living in one of the most active cities in the U.S.</li>
<li>You will need to adjust your baking recipes due to the altitude.</li>
</ul>

<p>Our weather is basically 365 days of sunshine.  But it&#8217;s not just that, we also get all four seasons.  Winter, Spring, Summer and Fall are beautiful.  In fact, we often get all four in just one week.  You can start off on Monday jogging in shorts under a hot sun, spend Tuesday feeling the cool breeze of fall, get a foot of snow on Wednesday, and then Thursday it will melt and feel just like Spring.</p>
<p>If you want a change of climate for any reason you can just head up to the mountains.  Denver doesn&#8217;t have just any backyard, we have one of the most beautiful spots on earth within an hours drive to go skiing, hiking, biking, or just pause and reflect on the beauty of nature.</p>
<p>And of course the city, our wonderful Denver Urban living environment.  We have great restaurants, shopping, sports teams, bars, bistros, festivals, events, transit, bike paths, green space, and more.</p>

										<content:encoded><![CDATA[<p>Denver, Colorado is well known for our outdoor lifestyle, a commitment to environmental friendliness and a future minded approach to life. It is no wonder that we are regularly ranked in as <a href="https://www.forbes.com/sites/kathryndill/2015/01/08/the-healthiest-cities-in-the-u-s/#1a29bf6c389a" rel="nofollow">one of the most healthiest cities in America</a>. In fact a trip to the local supermarket reveals a wide array of organic and healthy alternatives to processed and mass produced box foods.</p>
<p><strong>However, a few aisles away lay a potentially toxic mixture of chemicals</strong>, sprays and wipes destined for our kitchens, bathrooms and bedrooms. Now before you roll your eyes and start to wonder if perhaps I’m going a bit too far, I’m not saying you have to give up all your normal cleaning products or that you have to radically change your life. However, I have found that most of us already have the ingredients for safe, environmentally friendly cleaners that work just as well, if not better, than the more caustic store bought varieties. In addition, you might be surprised how simple they are to make.</p>

<p>What I find most amazing and exciting is that some of the best natural cleaners are items we have in our homes on a regular basis and they are simple to create. Here are a few of my favorites. Hopefully you will not only find these helpful for your home but will pass on to your friends.</p>
<h1><strong>#1 Ultimate Tub Cleaner – Smells Good Too</strong></h1>
<p>All this requires is 1-2 grapefruits and about ¼ cup kosher salt. The acid in the grapefruit helps eliminate stains and combined with the salt it makes a great cleanser. If you have a high gloss surface you should test first. Cut the grapefruits in half and add salt. Scrub away. Remember to squeeze to get a little extra juice. Not only will this clean your tub, but it smells great and you don’t have to worry about standing in bleach the next time you shower.</p>
<h1><strong>#2 Toilet Cleaning&#8230; Ew! Gross! </strong></h1>
<p><img loading="lazy" decoding="async" class="wp-image-10839 size-medium alignright" src="https://denverurban.net/wp-content/uploads/2016/03/bathroom-490781_960_720-300x225.jpg" alt="" width="300" height="225" srcset="https://denverurban.net/wp-content/uploads/2016/03/bathroom-490781_960_720-300x225.jpg 300w, https://denverurban.net/wp-content/uploads/2016/03/bathroom-490781_960_720-768x575.jpg 768w, https://denverurban.net/wp-content/uploads/2016/03/bathroom-490781_960_720-640x479.jpg 640w, https://denverurban.net/wp-content/uploads/2016/03/bathroom-490781_960_720.jpg 960w" sizes="auto, (max-width: 300px) 100vw, 300px" />I have found the average negotiated teen rate for cleaning toilets is approximately $12 million. I have also noticed that when it is time to be done, I somehow manage to be the only person on the planet left with the skills to accomplish the task. I discovered a cleaning solution that makes it “more fun” and lowers the pay rate. It’s simple, use ¼ cup of baking soda and a cup of vinegar.</p>
<p>First of all the vinegar is great at removing odors and, while it is a bit strong at first, it dissipates and takes the smell from the room. The cool thing is the chemical reaction from baking soda and vinegar. Pour the baking soda and vinegar into the toilet. It bubbles up and looks really cool, which the kids like. While they are still amazed hand them the toilet brush.</p>
<p>Incidentally, the vinegar – baking soda combination is also great at clearing slow drains. Pour the baking soda down the drain and then add the vinegar. Let it sit for 15 minutes and then rinse with hot water. Works on most clogs and once again is far more cost effective and less harmful.</p>
<h1><strong>#3 A Spray For All Around Goodness</strong></h1>
<p>One last little recipe that I call &#8220;The Wonder Solution.&#8221; It too contains vinegar and is another one of my favorites. Fill a spray bottle with ½ water and ½ vinegar. It is the perfect cleanser because it doesn’t leave a residue and does a fantastic job cleaning up grease, soap scum and mildew. In addition, the vinegar removes the unwanted odors. If you want, add some drops of tea tree oil for a little extra boost. No harsh chemicals and it works on almost everything, be careful on marble and stone. <h1><strong>Keep It Clean and Safe</strong></h1>
<p>Just because you use safe cleaners doesn’t mean you have to start growing your own food and have chickens in the backyard, although that would be cool as well. However, studies continue to show that the harsh chemicals we use so much can cause very serious health issues. From allergies to burns and even some lung and breathing issues. Start small and try using some healthier and natural alternatives and throw in a few of your own special touches. Not only will you save money, your house will be a healthier environment for the whole family.</p>

<p>One thing is certain, the Denver Housing Market is HOT!  With a shortage of sellers offering homes for sale Denver buyers are watching as new listings are met with multiple offers and record low days on market.  For our Denver Urban clients we make sure to offer quick information on those great new listings and downtown Denver expertise on how to draft a competitive and smart offer.</p>
<p>But the group that is facing the largest challenge in Denver&#8217;s current housing market it may be those who are seeking Rentals.  Rental rates are skyrocketing.   Every month the cost benefit of owning over renting gets greater and greater.  If you are having the big debate about renting or buying we have 10 points that might change your mind.</p>
<ol>
<li>The money you spend on rent is NOT an investment.  That matters.  It matters a LOT.  What is even scarier is that, according to the Colorado Public Radio article <a title="CPR" href="https://www.cpr.org/news/story/soaring-rents-squeeze-more-denver-families"><em>Soaring rents squeeze more Denver families</em></a>  &#8220;1 in 4 renters in the Denver area are severely rent burdened, meaning more than 50-percent of their income goes towards rent&#8221;.    That is a HUGE percentage to be spent on rent.   So if you didn&#8217;t pay rent does that mean you could take 6 months off to travel the world.  We are just curious.</li>
<li>Rents can go up every year.  Sure, you might be only spending 49% of your income on rent so you aren&#8217;t technically severely rent burdened.  But what happens if this trend continues and your rents go up 5, 10 or even 20%.  Will your income continue to grow as fast.  If you have a FIXED 30 year mortgage in place you can avoid rental rate increase risk.  I&#8217;m sure there is a renter in LoHi who could have bought 5 years ago that really wishes they bought when the could.  I think LoHi rents are much different today than 5 years ago.</li>
<li>Rental rates aren&#8217;t the only thing that continue to increase.  We all know that the housing market is variable.  Housing prices can go up, go down, or stay the same.  The question is, with all the improvements being done throughout Denver what do you expect the market to do.  For many buying today feels more comfortable than trying to guess what that same home might cost in 1,5 or even 10 years.</li>
<li>There can be tax benefits to home ownership.  Your accountant (or accounting buddy) would probably love to explain all the ways home ownership and mortgage interest can help you at the end of the year.  Ask them more about how homeowners get the better deal than renters at Tax time.</li>
<li>Denver is investing in infrastructure and transit.  When you look at the direction a city is going from an urban development standpoint most analysts study infrastructure.  Whooo boy does Denver have a GREAT project underway with the new Union Station Neighborhood and RTD light rail expansion.  Over the next decade our city will be connected via new lines running North, South, East and West.  Not only that, we have a new light rail going in to Denver International Airport.  Add in our trail system, B-Cycle, buses, and many car share systems and we are talking about a major growth spurt that makes Denver an incredible place to live.  If this drives up prices and rents do you want to be a homeowner or a renter.</li>
<li>The city of Denver is building new neighborhoods downtown.  Union Station isn&#8217;t just about light rail, it&#8217;s an entirely new downtown neighborhood with a new hotel, new restaurants, shops, office buildings (for new employees) and more.  14th Street is undergoing it&#8217;s transformation into the new Ambassador street, 16th Street is being evaluated for redevelopment, Sun Valley and the Stadium District may have a HUGE new riverfront development initiative, and so much more.  All of these neighborhoods are great places to enjoy and can contribute to market growth.  If this drives up prices and rents do you want to be a homeowner or a renter.</li>
<li>The developers and apartment operators are investing in Denver.  The new <a title="Denver Business Journal" href="https://www.bizjournals.com/denver/blog/real_deals/2014/02/behind-the-record-setting-cadence.html?page=all">Cadence Union Station apartment building was just purchased for a rumored $70 million</a>.  AMLI is building a new apartment building in Riverfront Park.  Wood Partners is almost done with the new Alta City House Apartment building in Union Station.  And those are just a few of the many, many, many new apartments being built throughout Denver.  These projects are asking for high rents and we are guessing their many analysts behind the scenes are anticipating those rents to continue to rise.  You can&#8217;t fund a project in today&#8217;s capital market without banks asking to see some very very very well researched financials.  If they see rents rising, and rising for a long enough period to pay off a major high rise, we think we&#8217;d rather not be a renter anymore.</li>
<li>Restaurants, shops and a new Union Station Neighborhood King Soopers grocery store are on the way.  Sure, LoHi, Jefferson Park, BallPark, and pretty much every neighborhood in Denver has seen a boom in restaurants over the past five years.  What is so spectacular is that they are doing GREAT and even more are on the way.  The dining scene and the energy of our downtown has changed and is continuing to blossom.  All of these great amenities contribute to the great lifestyle of living in these awesome Denver Urban neighborhoods.  The one complaint we often heard, at least for Riverfront Park, was the lack of a big grocery store.  Guess what everyone, it should be open before the end of the year.  As the neighborhoods continue to improve so does the demand to live there.  You know what that means&#8230;</li>
<li>People are relocating to Denver and our population is booming.  According to the Metro Denver Economic Development Council website &#8220;<span style="color: #993300;">Metro Denver has a population of nearly 2.9 million people, and has a growth rate that has consistently outpaced the national rate every decade since the 1930s. The region grew steadily in the past 10 years. And by 2020, Metro Denver&#8217;s population is anticipated to increase to more than 3.2 million. </span>&#8220;.  Those are a LOT of people who are going to be looking for a new place to live.  You know what that leads to&#8230;</li>

<p>Oh Denver, we love you so.</p>
<p>It is easy to forget just how wonderful our city is. That is, unless you sit down next to someone who can&#8217;t stop raving about it. On a recent excursion to Jax downtown, one of Denver&#8217;s ultimate Oyster hangouts, I met some great transplants who had recently moved from Boston.</p>
<p>The first compliment I picked upwas that they were from Boston and loving their meal at Jax. East Coasters know their seafood. Some of my dear friends are from the East Coast and I can assure you they can be very particular (and rightly so) about defining what qualifies as good seafood. I was absolutely thrilled when they shared their wonder and delight in finding that one of the most land locked cities in the country had such great seafood. I asked if they were Sushi lovers, they were, and thus I shared my own love for Sushi Sasa.</p>
<p>Needless to say they were thrilled and put the Sasa experience on their next to do list.</p>
<p>Mr. and Mrs. Boston were in their early 30&#8217;s and had their own independent business, one that they could do from anywhere in the country. Their reason for relocation was simple.</p>
<p>Denver had more opportunity and price attractive real estate than any other city in the nation. With a sparkle in their eyes they shared the great love affair they had with Denver. We all know how expensive the big cities can be. They shared how they were living like sardines in their previous city for far far FAR more cost per month. For what they were paying in Boston they could have (and do have) a huge spacious downtown Denver loft.</p>
<p>Even more important, at least for their transition to Denver, Commercial real estate spaces in the downtown are so much more attractive. For small business owners, entrepreneurs, and growing companies the Denver market offers more than a great place to live, it offers a great place to kick start a company. And the positive energy of our city again helps in providing affordable rents for these companies to recruit new talented employees.</p>
<p>Coming from a bigger city they also shared something we already knew&#8230; our secret is out. They said that Denver is the talk of the nation, at least in terms of relocation. Everyone knows about our 300 plus days of sunshine, the great new transportation developments making our city car optional, and the completely amazing energy of all the new restaurants, bistros, pubs and more that are opening in and around Denver.</p>
<p>The also believe the change over the next 5 years is going to significant. All those people who know how great living and working in Downtown Denver is will be driving demand. How much will the Denver Urban world change in terms of pricing and availability over the next few years. Riverfront Park and Union Station Neighborhood are within a year of having the new King Sooper grocery store open AND the new rumor is that a second grocery store is planning to come in as a rival. That rumor is circling around the words &#8220;Whole Foods&#8221;. If that rumor is true then we say WOW! If that rumor isn&#8217;t true there is still a huge WOW factor as the downtown gets a huge new grocery later this year.</p>
<p>Don&#8217;t forget that Denver’s historic Union Station train terminal will open on July 12, 2014. This new project will include eight new restaurants, a branch of Denver’s Tattered Cover Bookstore, a Little Man ventured ice cream shop, a cocktail lounge and beer garden, retail stores and an independent hotel. And that is just the Union Station building. What will be on the other city blocks waiting to be built?</p>
<p>The words of these new arrivals to Denver rings true. Denver does get better every day, day after day.</p>
<p>Driving through LoHi and Northwest last night it was simply amazing to see the energy everywhere. Old Major, Linger, LoHi Steak Bar were packed with happy Denverites enjoying meals and laughter with friends. I had just departed Ernies (44th and Federal) with our pizza to go for a relaxing movie night in and was thinking how full fun and festive Ernies had been. I paused and glanced in every spot I passed on my way back and it was the same fun and vibrant environment everywhere I looked.</p>
<p>I think if we just pause to look around we can see what other cities see&#8230;. the best place to live (and start a business) in the nation. For those searching for a new downtown Denver home or condo timing can be so important.
